Cancellation Policy

There are NO REFUNDS. Guests who wish to cancel and book at a later date will be issued a gift certificate (valid for 1 year). Availability will vary. NO EXCEPTIONS.

Courtesy

Please respect your neighbors by keeping conversation, radio, television, and musical instrument volume to a minimum. No amplified sounds outside of after 9pm

Pet Policy

While pets are welcome, they are only allowed in 'Pet Friendly' listings. Must disclose you are traveling with a pet at the time of booking. Limited to 2 pets per reservation. Your pet must be kept on a leash at all times outdoors or crated indoors when not present. Guests are responsible for cleaning up after their pet otherwise additional cleaning fees will apply. Guests are responsible for all property damages and/or personal injuries resulting from their pet. Guests who bring pets in non pet friendly listings will be charged and additional $150 cleaning fee to the credit card on file.

Events/Parties

Events/Parties are only allowed under Event/Party Listings. Guests subject to removal and no refund 

Unit Capacity

 Each Tiny House has the Guest capacity listed. If exceeded a charge of $20 per guest per night over the unit capacity to be charged to the credit card on file.

Check-out Instructions

Our check-out is at 10 am. At checkout the doors will automatically lock , be sure to collect your belongings and our cleaning team will handle the rest.

Deposit 

50% of the total is due upon booking the event.

Your digital signature authorizes an automatic draft for the remainder of the balance, due 60 days prior to your event.
The guaranteed guest count is due one month (30) days prior to your event.

Guests 

Cape Charles Tiny Livin can accommodate up to 22 over night guests in our tiny homes with both beds and sofa beds (please see listings). We can also accommodate up to an additional 58 guests that are "Not Over Night Guests" for a total of 80 Guests in total. 

Non overnight quests must depart the property by 11pm each night.

Overnight guests checkout time is 10 am Doors automatically lock after 10 am on the scheduled checkout date. 

No amplified sounds outside after 9 pm. 

Property Access 

Cape Charles Tiny Livin capacity is 80 guests. Max (22) Overnight Guests in our tiny homes (with beds and sofa beds) and 58 Non Over night guests.

A $8.00 fee will be added per Non Over Night Guests that exceeds the limit. Guest limits do not include Vendors.

A $20 per night fee will be added for each overnight guests above the max stated above. 

On the day of your arrival. we can allow you and your vendors access to the yard to begin set up. at 9am (day of check-in) Normal check-in for the houses is at 3pm. This time can be modified based upon the cleaning crew and duties needed for the guests prior to your arrival. 

Your Vendors will park in the areas designated. 

Decorations 

Bubbles, rice, only real rose pedals are allowed. 

No open flames, no sparklers or fireworks (except our fire pit) 

The following items are prohibited in decorating and may NOT be used on the property: nails, screws, staples, glitter, glue, double sided tape .

The following items are allowed in decorating "Command Strips", "Scotch" Tape, thumbtacks. 

All decorations and flowers are to be removed by the guest the end of the rental period.

Cleaning

The homes of Cape Charles Tiny Livin are cleaned by our staff uon checkout 

Trash in the yard is to be cleaned up by the guests. Large dumpster is located in the parking lot 

Trash bags and trash cans provided by Cape Charles Tiny Livin

All leftover food can be placed in the dumpster provided.

Smoking Policy

NO smoking is allowed in any of our homes. 

Alcohol Rules

Cape Charles Tiny Livin does not serve any of the alcohol.

All drinks must be served by a Virginia licensed bartender that is approved by Cape Charles Tiny Livin. You are responsible for making arrangements with the Virginia licensed bartender, as well as any permits needed.

You are accountable for your guests’ consumption of alcohol and conduct. Please be responsible and respectful of the property. Cape Charles Tiny Livin has the right to remove anyone whom is not respecting our rules without refund.

Vendors

Please bring your own vendors, all vendors must be approved by Cape Charles Tiny Livin 10 days prior to your event. They must also provide proof of insurance with Cape Charles Tiny Livin as an additional insured.

Damages

If any damages occur to the Cape Charles Tiny Livin/venue due to yours or your guests negligence, you agree that charges will be made to the credit card on file 

Cape Charles Tiny Livin is not responsible for any items lost or damaged 

Wedding Coordinator

Wedding coordinators or planners are welcome same rules apply as per vendors 

Events are only allowed on the Events/Wedding listings only. Individual bookings do not qualify for events and will be cancelled without refund 

Pets

A total of 4 pets are allowed for weddings and events if they are the pets of overnight guests the pets can only reside in the houses Fisherman, Mermaid, and Stay Awhile as they are pet friendly. Pets found in any other the other homes will be charged an additional $150 cleaning fee per stay per house. As we like to keep our homes available to guests whom are allergic to pets
